What is a "Buyer's Representation Agreement"?
A Buyer's Representation Agreement is a document that is prepared for prospective buyers to indicate that Your Realtor is working FOR You, the Buyer.
To ensure that your Realtor is in the best position to help negotiate the very best price and terms on the property you choose, it is best to sign a mutual Buyer's Agreement. In the absence of a Buyer's Representation Agreement, all Realtor/agents are technically working for the Seller since the Seller pays all commissions. A signed "Buyer's Rep Agreement" clearly indicates that Your Realtor is working for YOU to advise and negotiate in YOUR best interest.
A Buyer's "Rep" Agreement also shows your Realtor that you're ready to commit to her, and she can to get to work for you by researching properties that best match your desires, and comparable properties that have sold in the area to help you decide on the best offering price. In this very fast-paced market, Your Realtor will commit to you her highest degree of loyalty with the Buyer's Representation Agreement.
